Corporate Profile

Management has always been a path of the vision and plan for North Carolina Housing Foundation, Inc. (NCHF).  The North Carolina Housing Services & Management Corporation (NCHSM) was created in 2002 as an affiliate non-profit corporation to take over the administrative duties of the Foundation and the day-to-day management operations of the Foundation's numerous developments.

Scope of Activities

An On-Site Manager and Maintenance Coordinator work at each apartment complex on a fulltime basis.  Larger complexes also have Assistant On-Site Managers.

At NCHF's elderly apartment complexes, a Resident Services Coordinator assists residents in securing services which help them live comfortably and independently for as long as possible in their apartments.

Some apartment complexes employ a Social Director who provides limited activities and transportation.

All complexes are designed and run in a manner to encourage interaction with the surrounding neighborhood and community.  Community rooms and buildings are available for use by community groups for meetings and programs, and residents are encouraged to participate in activities as well as bring friends and families to visit.

Team Approach

NCHSM now provides a comprehensive package of management to 16 of their own projects for a total of 731 units.  NCHSM believes that the operation of an individual apartment complex is far better when addressed with a team approach.  With Managers, Resident Services Coordinators, and Maintenance staff under a single employer, coordination among staff members works to the benefit of residents and to the physical and financial well-being of the project as a whole.  Working with the whole staff allows the control necessary to provide consistently high-quality management.  It also makes NCHSM unique in the industry as not many organizations have the knowledge and experience necessary to merge affordable housing with supportive services to provide the complete package.

Additional staffing has allowed them to bring the development process in-house.  NCHSM has the capacity and experience to offer consulting services to other organizations interested in the development of affordable housing either independently or in partnership with NCHF.

Coordination of Services

As a society, we value independence, autonomy, and privacy, while longing for a sense of community, the familiar, and being valued.  Home can be a symbol for all of the above.  More than 90% of elderly persons live in ordinary houses or apartments.  As a result of older persons' desire to remain at home and the increasing number who need assistance to do so, the concept of supportive housing has increased in importance and popularity.

In the early 1990's, after completion of a three-year pilot project, the Supportive Services Program was initiated in many older adult housing facilities across the country.  A qualified individual is hired to work in the facility to assist residents in remaining independent for as long as possible.  This goal is accomplished, most often, through advocacy with community agencies for new services, which may improve the resident's quality of life and keep them from "falling between the cracks."

NCHSM has provided Resident Services Coordination since 1993 to residents of housing facilities they own and contracted with other owners to provide the service to their properties as well.  Providing these services can empower residents to remain self-sufficient, many times avoiding costly and unnecessary transfers and possible institutionalization.

NCHSM has the capacity and experience to offer consulting services to other organizations interested in the development of affordable housing either independently or in partnership with NCHF.
